15% of HomeOwners should vote for the quorum to be met.
We have not met the quorum for several years now and the same BOD continues by default. There are several reasons for this:
1. Most residents are Tenants and they do not have the right to vote. The actual Owners may not be motivated as they themselves are not local or may not even have received the ballots since their addresses may not be up-to-date in KPPM database.
2. Ballots are not pre-paid and not many have postage handy this days so they have a tendency to procrastinate and eventually forget about it. 3. The email listing that KPPM has is not updated. In fact several Home Owners don't have the email listed. For ex out of the 552 homes there were only 250 valid email addresses, which is less than 50%….isn’t that crazy!
First and foremost implement Electronic voting which is approved in California effective Jan 1 2025. But this was not done even though we brought it to the attention of the Board! Secondly, update all the email addresses in the system and make sure everyone gets the Ballots electronically.
There will be extra Ballots at the meeting on Jun 16 and Jun 19 so you can vote in person with a valid Identity. Another alternative is to receive a replacement ballot in mail but it is too late right now given that the election is around the corner. Please note that the Poll closes at 6pm so if you plan to vote in person, make sure you are present there by 6pm.
We went from $134 to $197/month - an increase of a whopping 47%! Some are hurt even more, for ex. Monterey residents who are subject to two fees and have seen their monthly fees go up by 20% straight every year in the last 3 years. Currently they are paying $629/mo!
